Not every real estate lesson was learned sitting behind a desk.

Alongside our brokerage work, beginning during the Great Recession years (2008-2011) and continuing afterward for several years, C.J. and I purchased, improved, and sold homes throughout Central Texas.

Those projects started with the painstaking process of finding and previewing dozens of  distressed properties to discover a few that fit our criteria. 

Next, we analyzed each for potential fixed up value, backed out estimated costs of improvements and profits to find our maximum offer price.

Once purchased, the demolition, design and construction pieces were managed to meet budget and insure profits.  We consistently met our projections.

That additional hands-on experience still shapes the way we approach real estate today.

Understanding how homes function, which improvements truly matter to buyers, the cost versus return, and how presentation affects perceived value creates a practical perspective that goes far beyond simply putting a home on the market. 

The work was real. The lessons were real. And many of those experiences still influence the guidance we provide buyers and sellers today.
