For decades, the traditional real estate routine has been fairly straightforward.
When an offer is received, the listing agent presents the written terms to the seller. When a buyer is ready to make an offer, the buyer’s agent prepares the paperwork and sends it to the listing agent.
The document often drives the conversation.
We came to believe the conversation should begin earlier.
When representing a buyer, we contact the listing agent before an offer is written to learn what we can about the property, the seller’s priorities, timing, and any factors that may strengthen our client’s position.
When representing a seller, after an offer is received—and before we recommend how our client should respond—we contact the buyer’s agent to better understand the people, motivations, and circumstances behind it.
Those conversations often reveal valuable context the written offer alone cannot provide.
A written offer tells us the price, terms, financing, and proposed closing date.
It may not tell us how committed the other party is, what concerns they have, where flexibility exists, or whether the first number truly represents their strongest position.
The written offer may tell one story.
The people and circumstances behind it may tell another.
Our responsibility is to create insight before recommending action—to understand our client’s priorities, the other side’s motivations and strength, current market conditions, timing, and how all the terms of the transaction fit together.
From there, our purpose is clear:
Protect our client’s position, pursue the strongest value or return possible, and negotiate favorable terms throughout the process.
Preparation creates leverage.
Positioning strengthens leverage.
Negotiation converts leverage into results.
