This Liberty Hill home in Santa Rita Ranch entered the market during the rapid mortgage rate increases of 2022 — a period when buyer activity slowed quickly and many sellers were still pricing homes based on yesterday’s market instead of current conditions.
The property itself showed well: strong neighborhood, thoughtful upgrades, excellent condition, and desirable mid-to-upper price point appeal. But in shifting markets, presentation alone is not always enough.
Our focus became adjusting quickly to real-time buyer behavior while continuing to strengthen positioning through preparation, photography, marketing exposure, and realistic pricing strategy.
